Making use of the existing topography on the 180 ha site, to allow sufficient ‘breathing’ space between the structures and capitalising on the amazing views and natural green areas, the brief was to create a Master Plan for a residential offering of approximately 10 000 units, with subsidised units for low income housing and affordable residential units.
With four different densities related to the type of units, we proposed to widen the range of typologies and to include commercial and retail areas, to add diversity and create business opportunities in the new development. The proximity of the new development to the Tongaat town centre offered the possibility of a seamless integration within the existing urban fabric. An added benefit of the strategic location of the new development is the commercial and retail opportunities.
